Cancellation terms

Whether you book on our website or directly by e-mail or telephone you may cancel up to 3 days before your arrival with no charge. If you have paid you will be refunded in full.

If you cancel within 7 days of your arrival we will charge the full amount of your stay. 

In line with these terms we will pre-authorise your credit/debit card for the full amount 7 days before your arrival. The money is reserved for the payment but is not transferred to us. However it may mean that your bank will reduce the amount of money available to you. 

On departure you may pay with the same card as you used for the booking, or if you prefer to pay by cash or with another card we can cancel the pre-authorisation and the funds will be released to you. 


All reservations made via this website include breakfast. Guests with room only bookings may via on-line travel agencies may add a continental breakfast on arrival at a cost of £5 per head per night or a cooked breakfast for £7.50 per head per night.

We understand that the occasional accident may happen. However where guest negligence means that we have to replace an item or pay for additional cleaning we will pass on the cost to the guest. We cannot offer the same standard of service to all our guests and keep our prices competitive if we have to absorb unanticipated costs. 

If guests smoke in rooms we may be unable to let the room for at least 24 hours. In this case we reserve the right to charge for additional cleaning, the lost revenue and the cost of relocating a guest to other accommodation.
